Expert predictions: Where to buy a home in southeast QLD in 2020

IT HAS been a tumultuous year for the housing market, but one where southeast Queensland remained stoic despite significant headwinds.

Brisbane was buffeted by the fallout from the Royal Commission into the banking sector and APRA’s introduction of tighter lending guidelines in the first half of 2019.

Noosa Heads has been picked as one of the best places in southeast Queensland to invest in luxury property in 2020.

But confidence returned and buyer activity picked up mid-year following the federal election and consecutive interest rate cuts.

The year ahead looks particularly promising, with sustained capital gains on the cards for many suburbs across Brisbane, the Gold Coast and the Sunshine Coast.

Some of the industry’s top heavyweights have shared their tips on where to invest in the state’s southeast corner in 2020 with The Courier-Mail.

We asked Ray White Queensland’s Tony Warland, Harcourts Queensland’s Christian Hamilton, McGrath Queensland manager Justin Marsden, Belle Property Australasia’s Jon Iceton and Place Estate Agents’ Damian and Sarah Hackett where to buy — whether you have less than $500,000 or more than $1 million to spend.

FIRST HOME BUYERS — under $500,000

BRISBANE NORTH

MARGATE is perfect for first home buyers and it offers a sea breeze, coastal lifestyle and a community that is set up with its own principality.

GEEBUNG is affordable, close to Chermside shopping centre, has great public schools and an array of parks to choose from.

TAIGUM is only 16km from Brisbane’s CBD, with great schooling, parks and recreation areas.

BALD HILLS is an excellent location to purchase an entry level home with sales growth of 3.8 per cent over the last five years.

It’s also perfect for the investor as it holds a 4.5 per cent rental yield.

You can still pick up a home well under $500,000, with the median house price sitting at $465,000. Justin Marsden

BRISBANE SOUTH

I like MARSDEN in Logan City as it’s become a popular location for first home buyers, with yards of a good size for kids to play in. TW

ACACIA RIDGE has affordable, large blocks available for those wanting more space.

It’s close to Rocklea markets, with various new trendy cafes opening in the local area. DH

WISHART, 14km from the CBD, is for the lucky buyer, as it’s harder to find in this price range.

But an excellent opportunity exists here to buy a good house on a smaller block in this very strong growth corridor, where the median age group is 37.

According to realestate.com.au, searches for property in this suburb are two and half times higher than the Queensland average. JI

ROCKLEA is a hidden gem just 9kms from Brisbane’s CBD.

You are still able to pick up a property under $500,000 with the median house price sitting at $405,000.

There are loads of amenities and easy access into the CBD by way of public transport. JM

ALGESTER has great homes with an affordable $500,000 median price, a growing market and potential for future growth because of its proximity to the CBD, high buyer demand and high clearance rates for auctions. CH

BRISBANE EAST

ALEXANDRA HILLS is a beautifully elevated suburb and genuinely close to the
CBD for those who are commuting, so perfect for inner city workers. TW

TINGALPA is on the cusp of suburbs that have thrived and is also close to all the great entertaining areas that Bulimba and Hawthorne have to offer. DH

Only 16km from the CBD, situated next to the bay, and only minutes from bustling Manly, great value still can be found in the modern, progressive suburb of WYNNUM WEST.

There is strong demand for the Wynnum West public school and Brisbane Bayside state college. JI

HEMMANT is one of the few eastern suburbs where you can pick up a house for under $500,000.

With a heap of new developments happening in the suburb and its close proximity to the gateway, it won’t be long before this suburb is reaching its maximum potential. JM

Can’t beat the bayside suburb of WYNNUM for its community and location near Manly and a quick trip to the airport, CBD or coast. CH

BRISBANE WEST

The corridor from ROCKLEA to Ipswich has long been my pick for first home buyers in all of southeast Queensland.

Rocklea has plenty of opportunities to buy under $500,000 and it’s only 15 kilometres to the CBD, while Ipswich is a big city where you can buy classic Queenslanders and new homes for under $500,000.

This area has a good lifestyle and the new Costco at Ipswich is a real drawcard.

Plus, it’s an easy commute to Brisbane’s CBD too. TW

DARRA has plenty of three-bedroom homes available in the $300,000s.

They also offer a high rental yield for investors. DH

OXLEY, 10.8 km from the CBD and with rail and motorway access, has a median age group of 34.

There is a great blend of new and existing houses available in the suburb and it only takes minutes to walk to Oxley Creek common, with a serene patch of bird inhabited wetlands, easy paved walkways and picnic amenities. JI

With plenty of homes priced under $500,000, the gentrifying older suburb of OXLEY is an appealing alternative to its affluent neighbours of Sherwood and Corinda, where the median house price is above $800,000.

Oxley was declared a Priority Development Area in FY19 with new homes and community facilities on the way along with a growing café culture and redeveloped shopping precincts. JM

ALBANY CREEK has great facilities in Albany Creek Village, the Eaton’s Hill Hotel and a great hub for a night out.

It also has good sized blocks perfect for starting a family with good bus routes to get you easily into the CBD. CH

GOLD COAST

The long-established Gold Coast sweetheart suburb of NERANG is well-loved by first home buyers for its handy highway access and central location.

The units are often older and bigger in this area too. TW

UPPER COOMERA is a clean and green suburb with great schools.

The suburb offers lots of new home and land options and is close to an array of shopping centres. DH

PACIFIC PINES is a northern suburb of the Gold Coast, between Helensvale and Nerang.

There are plenty of new and modern homes in new estates, ample schooling and the suburb is within striking distance of the Gold Coast beaches.

Three primary schools and one high school make this growth suburb ideal for families. JI
